Agreeing to these terms
These terms cover your use of the Manhattan Beach Concrete website and any estimate or work you ask us for. By using the site, calling us or sending the form, you agree to them, so please read them before you book.
If you sign a written agreement for a specific job, that agreement controls wherever it differs from this page. This page covers everything else.
What we do
Manhattan Beach Concrete is a concrete contractor in Manhattan Beach, CA. We pour and repair driveways, patios, walkways, steps, garage floors, slabs, footings, retaining walls and other concrete work. We serve Manhattan Beach and the cities around it. You can see the full list of services on our home page and read more about our crew on our About page.
The descriptions on this site are general. What we actually do on your property is set by the written estimate or agreement for your job, because every slab, yard and subgrade, the ground the concrete sits on, is different.
Estimates and pricing
We give free quotes on site, with no pressure and no obligation. We need to see the job before we price it, because the size, the access, what has to come out and what the ground is like underneath all change the cost.
A written estimate is good for the time it states. If we open up the job and find something nobody could see beforehand, like soft soil, old concrete buried under the surface or roots in the way, we'll stop and talk with you before doing extra work. Any change to the price or the scope is agreed with you in writing first.
Nothing on this site is a price offer. Your price is the one in your signed estimate or agreement.
Scheduling, weather and cancellation
We set the pour date with you once the estimate is signed. Concrete depends on the weather and on the ready-mix supplier, so a pour can move if rain, heat or a delivery problem would hurt the finished slab. When that happens, we'll tell you as early as we can and set a new date with you.
If you need to cancel or reschedule, call us at (424) 452-9329 as soon as you know. Once the concrete is ordered or the forms are set, you may owe for materials and work already done, and your written agreement says how that's handled.
Fresh concrete needs time to cure, which means time to harden before it's used. Keeping people, pets and cars off it until we say it's ready is your part of the job, and we aren't responsible for damage caused by using it early.
Payment
Your written agreement sets out what's due and when. Any deposit is listed there and stays within what California law allows for home improvement work.
Final payment is due when the work in the agreement is done, unless the agreement says otherwise. If a payment is late, we can pause work until it's paid, and you may be responsible for reasonable costs of collecting what's owed.
Your part of the job
We need clear access to the work area, a place to stage equipment and materials, and a truck path to the pour. Please tell us about sprinkler lines, buried pipes or wires, septic parts and property lines you know about, because we can't see what's under your yard any more than you can.
If your job needs a permit or approval from the city or a homeowners' association, your written agreement says who's responsible for getting it. Work doesn't start until it's in place.
Our workmanship and what concrete does on its own
We're licensed and fully insured, and we stand behind our work. If something we did isn't right, call us and we'll come look at it. Your satisfaction is guaranteed, and any written warranty for your job is spelled out in your agreement.
Concrete shrinks as it cures and moves a little with the ground over the years, so small hairline cracks are normal and aren't a defect. We cut control joints, the straight grooves in the slab, so that cracking happens along those lines instead of across the surface. Color, texture and finish will vary somewhat from batch to batch and from any sample or photo.
Outside a written warranty, our work is provided as is. We don't cover damage from settling of soil we didn't prepare, tree roots, water from drains or gutters we didn't install, heavy vehicles the slab wasn't built for, de-icing salts, harsh cleaners, or lack of normal care.
Limits on our liability
To the extent the law allows, Manhattan Beach Concrete isn't liable for indirect, incidental or consequential losses, such as lost use of your driveway during curing, lost rent or other income, or delays we can't control. Our total liability for any job is limited to the amount you paid us for that job.
This site is for general information. We work to keep it accurate, but it isn't advice for your property, and we aren't responsible for decisions made from it without an on-site estimate.
Settling a disagreement
If something goes wrong, call us first. Most problems get fixed fastest with a visit and a straight conversation, and we'll make a real effort to sort it out with you.
If we can't resolve it together, either of us can take it to small claims court or another court with authority in Los Angeles County, California, unless your written agreement sets a different process.
Governing law
These terms and any work we do for you are governed by the laws of the State of California.
Changes to these terms
We may update this page from time to time. The version posted here when you use the site or sign an agreement is the one that applies, and changes won't affect a job already under a signed agreement.
