How we build a concrete parking lotfor Manhattan Beach property owners

A parking lot takes more wear than a driveway, because cars turn on it all day and trucks and dumpsters keep to the same few routes. When the ground under it was raked level instead of dug out and packed, you see cracks, sunken patches and water pooling after rain.

For concrete parking lot building in Manhattan Beach, I start by asking what will drive on the lot and where the trucks and dumpsters go, because those routes carry the heavy loads. The vehicles you expect decide how thick the slab should be, and so does the condition of the soil it sits on.

So the price moves with the lot's size, that thickness, any old paving we take out and the base work underneath, and the schedule turns on the permit, the pour date and the days before anyone can park. Your written estimate spells out what's included, so you see the whole job before you decide.

You can count on straight forms and a finished base before the truck arrives, so please call (424) 452-9329 and tell me about your lot.

Concrete parking lot work we take on

We shape each lot around what uses it, so car stalls, truck routes and dumpster access each get the thickness and base their loads call for.

  • Car and pickup parking

Stalls and aisles for cars and pickups carry lighter loads, so we focus on an evenly packed base and a broom finish, a light texture that gives tires and shoes grip.

  • Truck and dumpster routes

Most lots include driveways, and some carry delivery or trash trucks, so we plan those routes and any dumpster access for the heavier loads they bring.

  • Replacing an asphalt lot

One older industry guide notes concrete lots run cooler on the surface than asphalt, and when you switch, we take out the old paving and rebuild the base before we pour.

Why owners call Manhattan Beach Concretefor lots built on careful prep

I'd like you to know what to expect from start to finish, so I explain each step, and what concrete normally does, before it happens.

  • The owner comes out and stays on

I come to look at your lot and give the estimate myself, and I stay involved until the last of the work is finished.

  • Our own crew does the work

Forming, pouring and finishing are done by our own crew, and they set forms the way I was taught, pulled and reset until they run straight.

  • The base comes before the finish

The base is hidden on day one, so it's the first thing people cut to save money, and I won't, because a slab settles with whatever it sits on.

  • Licensed and fully insured

Manhattan Beach Concrete is licensed and fully insured, and you're welcome to ask about either when I come out. Your satisfaction, guaranteed.

  • Six years of careful flatwork

Since 2020 we've poured flatwork, the flat slabs like driveways, patios and walks, and we also take on concrete footings and foundation raising. Please call to talk it over.

From first callto a finished lot

Your written estimate says what's included, and I explain each step before it starts, so you know what comes next and nothing about the work comes as a surprise.

  1. You call or send the form

Please call (424) 452-9329 or use the form and tell us a little about the lot. We'll set a time for me to come out and see it.

  2. I look and listen first

I walk the lot and listen to what you need before I take a single measurement. Then you get a written estimate that says what's included.

  3. Permit and prep

Once you say yes, we take care of the permit side and set a pour date that suits the site. Our crew digs out, packs the base and sets the forms straight before any concrete arrives.

  4. Pour and finish

Our crew places and finishes the concrete on the pour date, and I check the work as it goes, because concrete doesn't forgive a rushed step.

  5. Walkthrough before we leave

We walk the finished lot with you before we pack up. We also go over how long cars and trucks need to stay off while it cures.

Parking lot questions

How thick should a concrete parking lot be for cars and pickup trucks?

For passenger cars and panel or pickup trucks only, trade guidance says a 4-inch slab without rebar, the steel bars that help hold a slab together, is usually satisfactory. Thickness is picked from the traffic, the subgrade, which is the soil the slab sits on, and the concrete's strength, so regular delivery or trash trucks change the design.

How long does a new concrete parking lot take before cars and trucks can use it?

Trade guidance is to keep cars off a new slab for 3 days and trucks off for 7 while it cures, which is the slow strengthening concrete does after the pour. Those waits apply unless tests show the concrete has gained enough strength, so if your schedule is tight, ask us whether tests are planned. We also help you plan where tenants, customers and deliveries will park in the meantime.

How much does a concrete parking lot cost in Manhattan Beach?

Concrete work in Los Angeles usually costs about $6 to $20 per square foot, and that's a general figure for concrete work in the area, not our price. Where your lot lands depends on the things that move the price above, and your written estimate gives your own figure with what's included.

Does a parking lot contractor need a license in California?

Usually, yes. The California Contractors State License Board requires a license for anyone who builds or alters a parking facility when the project needs a building permit, uses employee labor or costs $1,000 or more in labor and materials. A lot of any working size passes that $1,000 mark, so expect the rule to apply to yours.

Do I need a permit to build a concrete parking lot in Manhattan Beach?

If your property is in the city's Coastal Zone, you do, because Manhattan Beach requires a coastal permit for all projects there unless they're exempted or excluded. Applications go to the city's Community Development department, which now takes them online, and where your job calls for a permit we prepare and file it for our part of the work and plan the start around its approval. If the lot's driveway reaches the sidewalk, curb or street, I bring that up at the estimate so it's part of the plan.

What causes cracks in a new concrete parking lot?

Cracks usually come from ground under the slab that isn't the same all the way across, or from joints cut late or skipped. Trade guidance says no special subbase, an extra layer under the concrete, is needed, but the soil's type, moisture and density should be uniform, and joints, the lines cut into the surface, are there to control where cracks form. No one can honestly promise a slab won't crack, so we pack the base evenly and cut the joints on time to keep any cracking in those lines.
